Every part of the lettings cycle
Lettings runs on dates, and dates slip.
A lettings portfolio is a calendar of obligations: rent due, leases expiring, repairs awaiting a contractor, statements owed to landlords. When those live in a spreadsheet, an inbox and a filing cabinet, something is always overdue and nobody knows which item until a landlord or tenant complains.
The cost is not only time. Late rent goes unchased for days, renewals are discovered a month too late, and landlord statements are assembled by hand at the end of every period from whatever records can be found.
Property management software should hold the whole lifecycle of a let in one record, from move-in to move-out, and push the next action to the right person before it becomes a problem.
Everything a managed property needs.
The Property Management module covers the full tenancy lifecycle for lettings agents, property managers and landlords.
Properties, tenants and landlords
Keep properties, tenants and landlords linked together. Landlords are first-class records with their own dashboards.
Leases with e-signature
Create leases from templates and send them for e-signature. Terms, dates and documents stay attached to the tenancy.
Rent schedules and reconciliation
Set rent schedules, send reminders and reconcile payments against what was expected, so arrears are visible straight away.
Maintenance tickets and vendors
Log issues, assign vendors and follow each ticket through to completion, with the history kept on the property.
Move-in and move-out inventory
Record meter readings and work through a live inventory checklist at move-in and move-out.
Landlord statements and portal
Produce landlord statements and give owners a scoped landlord portal, so they can see their own properties and nothing else.
Property Management works alongside the real estate CRM for estate agents, so sales and lettings share one client record. For UK lettings specifically, see estate agent and lettings software for UK agencies, read how Acreonix protects agency and tenant data, or see the Acreonix AI assistant that drafts rent reminders.
Live in three steps, then manage by exception.
Import your portfolio
Bring in properties, tenants, leases and balances from spreadsheets or your current system. Migration and onboarding are included.
Set the rhythm
Rent schedules, reminders and automation triggers such as lease expiring, rent overdue and landlord statement due run on your rules.
Manage by exception
Acreonix AI surfaces what needs attention, drafts the follow-up and waits for your approval before anything is sent.
Built for lettings teams and the landlords they serve.
Lettings agencies
Agencies managing rented homes for private landlords who need rent, repairs and statements handled consistently.
Property management companies
Operators looking after roughly 20 to 500 or more units who need landlord reporting, lease renewals and maintenance in one place.
Landlords with a portfolio
Owners who want a clear view of tenants, leases and income, with finance, bank accounts and payments recorded alongside.
Priced per managed unit.
Property Management is priced per managed unit per month. A unit is any rentable property: an apartment, villa, office or room let separately. Sales listings are not counted.
Rates run from £1.50 per unit for 75 to 150 units, £1.40 for 151 to 300, £1.30 for 301 to 750 and £1.20 for 751 to 1,500 units. The minimum is 75 units, and larger portfolios are quoted as Enterprise. Onboarding, migration and training are free, and annual billing saves 15%.

What does the property management software cover?
Properties, tenants and landlords, leases with e-signature, rent schedules and reconciliation, maintenance tickets and vendors, move-in and move-out inventory, landlord statements and finance.
Can landlords see their own figures?
Yes. A scoped landlord portal lets owners see their own properties and statements without access to the rest of your portfolio.
How does Acreonix help with late rent?
Rent schedules show what is overdue, and the rent overdue trigger can send a WhatsApp or email reminder or create a task. Acreonix AI can draft the reminders and wait for your approval.
Can I record the condition of a property at move-in?
Yes. Move-in and move-out include meter readings and a live inventory checklist, and Acreonix AI can read an uploaded inventory into the right record.
What counts as a unit for pricing?
Any managed property or rentable unit, such as an apartment, villa, office or room let separately. Sales listings are not counted.
Can I use it without the sales CRM?
Yes. Property Management is sold separately from the Sales CRM, and taking both brings a 10% bundle discount.
